"Russell Hathcock knew at an early age that he wanted to get into real estate. When the opportunity presented itself in 2004, he jumped at the chance, joining his wife’s family business as a property manager with East Valley Property Management LLC. Here, he managed single-family home rentals and quickly moved his way up through the business to an associate broker and then designated broker where he took ownership of the company.
Just as the name suggests, East Valley Property Management serves the East Valley of Phoenix, Ariz. - one of the most populated areas for property management companies in the nation. To stand out from the crowd, Hathcock and his team focus on providing an exceptional level of customer service. “Property management is not a cookie cutter business where everything is the same,” he says. “Every property is unique. Every tenant is unique. Every homeowner is unique. With that, we have to gather that information and customize our service level to meet those needs.” In an industry that has a reputation for being unreachable, he is anything but. He over staffs his business purposely so clients and tenants will always reach someone when they call and they always receive a call back quickly. His clients appreciate his efforts and have helped him develop a strong referral base with over half his clients coming from word of mouth.
While Hathcock has 12 years with East Valley Property Management, the company as a whole has been in business for 25 years, which really gives clients an expertise they just can’t find anywhere else. “It’s really a heavy experience-based business to know what you’re doing and do it right,” he says. “In this business, it’s such a custom approach – knowledge and experience are so important. Cheaper is not better.” As a full-service property management company, East Valley Property Management is thriving with a strategy designed to keep connected with its homeowners and tenants by using drip campaigns and personal calls to reach them and keep them up-to-date. Marketing is also important to Hathcock, who uses a variety of tools to get the word out about a property from online advertising to video - the goal is to get the right tenant at the right price fast.
Hathcock is a fixture in the property management industry with membership in the National Association of Residential Property Managers (NARPM), where is his also president of the Phoenix Metro Chapter – one of the largest in the country. He is also a member of the National Association of REALTOR’s, the Arizona Association of REALTOR’s, and the South East Valley Regional Association of REALTOR’s. With the knowledge he has gained, he has helped others in various ways in the real estate industry including testifying in court as an expert witness in a property dispute case. He is also a writer for NARPM and its nationally published trade magazine and has been interviewed on the Rex Parry Business Talk Radio Show on 1100AM KFNX many times over the years discussing property investments and current market conditions.
As Hathcock grows the business at East Valley Property Management, he wants to take the customer experience to the next level. “We’re in one of the most competitive markets in the country right now,” he says. “We’re trying to focus our skills on enhancing customer service by utilizing technology to reach out to tenants and owners of ours.” With this unique and focused customer approach, he believes his business will separate itself from the pack and grow beyond its current model. While the business keeps Hathcock on a steady schedule, when he can break away he spends time with his wife and four kids, enjoying outdoors and hiking or having a BBQ where he is always the cook. He also enjoys gardening, playing guitar and learning about world cultures. He even briefly played rhythm guitar for a Polynesian band and appeared in several island-inspired luau events."
