As a landlord, what can you expect from your property management company? Sometimes, a client joins us after living in their home, and they decide to rent it out to a tenant they find on their own without any screening. That’s not a great plan. An analogy I like to give is that we’re driving a car together. As a landlord, you own the car, and you’re hiring me to drive it for you. As a licensed real estate broker, there are laws and guidelines and rules from the federal to the local and state levels that shape what we do. So, when you hire us, you’re subscribing to those regulations. We have to insist that you allow us to handle things such as tenant placement so we can be sure it’s done legally and correctly. We had a client who started putting their own ads on Craigslist and in the newspaper because they were desperate to have someone rent their home immediately. We have to ask people to discontinue that. Advertising has to include many things, including our name and phone number and an equal housing logo. If those things aren’t there, you can face fines and penalties. So when a client goes off on their own to secure a tenant, it can cause big problems in ways you can’t even predict.

So, establish the job of the property manager and the job of the landlord. It’s our job to drive the car for you and utilize the knowledge and experience we have so you have a successful time with your tenant and your property. We have also heard of property owners going into the backyard of the rental property unannounced after a tenant has moved in. That’s unacceptable, and there are legal things that you need to be aware of. Tenants have rights, and just because you own the home doesn’t mean you get to do whatever you want. You can’t walk into a rental home and do your own maintenance. You need to schedule ahead of time with the tenant. They have a right to their privacy.
