Summary of Rental Qualifications and Application Process

Required Information

• All adults aged 18+ must apply & pay a Separate $49 app fee
• Drivers License
• Social security card or passport
• 2 most recent pay stubs ( or 2 years tax returns if self employed)
• If pets are allowed we will need, a photo of pet, $500 Non refundable one time pet fee per pet, $50.00 pet fee each month per pet, 2 pet max ( ALL applicants must complete a Pet Screening, https://zenrentpm.petscreening.com/ )

Security Deposits and Admin Fees

• Accepted applications will require a security deposit of one months rent + $275.00 admin fee
• 550 or better credit score preferred. If you have a poor credit score a co-signer and/or a higher deposit (1.5 times monthly rent) will be required upon review.

Common Reasons to be Declined

Incomplete application, evictions, collections from landlords, credit score below 550, insufficient income, unsatisfactory references, non-discharged bankruptcies, unqualified occupants, pets (no aggressive breeds allowed), vehicles and/or move in dates too far in future can also be a reason for a declined application. Within the last 7 years, any convictions of illegal manufacture or distribution of a controlled substance, convictions resulting in bodily harm or intentional damage or destruction of property for example, “arson”.
